Hardwood cover, a creek bottom, open ground up top, and edge in between. That's the structure to hunt it, and deer and turkey both work this county. A 50-foot gas right of way crosses the property, about 1.89 acres of permanent open lane. No covenants, no HOA.

UTILITIES
This is what separates the tract. Public water and public sewer are certified available on the recorded survey, and a natural gas line crosses it that the seller reports can be tapped. Most tracts this size come with a well, a septic permit that may or may not perc, and propane by the truckload. On the residential acreage it means you aren't waiting on a soil evaluation to know you have a homesite. Confirm tap fees and capacity with the county.

WHAT YOU CAN DO WITH IT
Three parcels, two zonings, and they don't do the same things.

All 34.90 acres. Hunting and recreation. Timber management and harvest. Farming, pasture, and livestock — bona fide farm use is allowed by right in every district in the county and needs no zoning permit. Personal camping.

19.934 acres. Zoned into an approved 77-site RV campground under a General Business Conditional District. Read that carefully — a conditional district permits what the approved plan permits, not the full commercial use list. A store, storage yard, or other commercial use may require a new approval.

12.966 acres. Zoned R-2, medium-density residential, and where the utilities pay off — single-family homesites on public water and sewer, or division into residential tracts. Multi-family runs through a conditional use permit, not by right. Density is governed by the water supply watershed.

2.000 acres. Holds road frontage. Site plan shows commercial, tax card shows R-2. Written confirmation requested and outstanding.
ACCESS

Legal access is in place through three recorded rights of way, including a 45-foot approach off Moose Lodge Road. Surface is dirt, so roads and utility runs are a buyer cost. There's also a better option: a more direct access fronting the main road is available for separate purchase. For a hunting or family tract the recorded rights of way do the job. For a campground, that frontage is the difference between a place people can find and one they can't.

THE APPROVED CAMPGROUND
Engineered site plan complete and available — 77 sites, interior roads on 30-foot rights of way. Under NC rules you can't connect an RV to power and water on ordinary private land. An approved campground is the exception, and this property is ready to go. The approval is there if you want it, not a requirement — build it, sell it to an operator who will, or hunt the place and never think about it.

One thing going in: the county tax cards haven't caught up and still show all three parcels vacant and R-2. Burke County Planning has confirmed the rezoning and approval were granted. Documents available up front; confirm current standing and terms with the county. Part of the south end along the creek is in the flood fringe.

Minutes off I-40 in Morganton Township, adjoining the city limit, Valdese mailing address. Downtown Morganton under 10 miles, Hickory 20 east. Lake James, Linville Gorge, Table Rock, and Linville Falls inside an hour. Asheville 60 west, Charlotte 75 southeast.
